Sell My Mortgage Note

Selling My Mortgage Note

How We Work With Note Holders

Depending on the deal, we either purchase your note directly with our own capital or broker it to one of our trust deed investors if that structure fits your note or your goals better. We'll tell you which applies before you agree to anything.

For more on private mortgage lending or trust deed investing, visit our Trust Deed Investing page and complete the form there, or call us at (804) 536-9107.

Questions Note Holders Ask:

Why should I consider selling my note?

A few reasons. Your investment is tied up in those future payments. If you need cash for another priority, want to reinvest it somewhere with a better return, or are simply tired of managing the administration that comes with holding a note, selling all or part of your remaining payments is worth a look. Selling doesn't mean losing principal either, in many cases we can structure the purchase so you recover most or all of what's owed to you. Ask us how your note qualifies.

Why sell my note to H&M Property Partners?

Depending on the deal, we may purchase your note directly with our own capital or broker it to one of our trust deed investors if that structure fits better. Either way, once the note is off your hands:

     • You're no longer responsible for admin tasks like IRS reporting, collecting payments, or tracking a payor's tax liens.

     • You're no longer exposed if the borrower runs into bankruptcy, divorce, death, or default. That risk moves to the buyer.

     • You're no longer carrying the risk of the property itself losing value or being damaged.

     • You're no longer exposed if the note gets assumed by a new borrower who turns out to be unreliable.

How do you price an offer for my note?

We look at three things. The note itself: payment amount, terms, and how many payments remain. The asset behind it: a stronger property backs a stronger note. And the borrower: payment history, seasoning, and credit profile. Together those determine the note's value, and our offer reflects a discount off that value, the same way any note buyer prices risk.

Are there fees or commissions?

It depends on how your note is handled. When we purchase a note directly, there's no fee or commission to you, we pay every cost associated with the transaction. When we broker a note to one of our trust deed investors instead, we'll tell you upfront what that means for you before you agree to anything. Nothing here happens without you knowing the structure first.

Is there any obligation once I submit my information?

None. We'll look at what you send us, may set up a call to confirm a few details, and come back with a fair offer. From there it's entirely your call whether to move forward. Take the offer to another buyer if you want to compare it, we'd rather you feel good about the decision than feel rushed into it.
