Working With Investors

How We Work Together

We work with two kinds of investors: people who want a finished, income-producing rental without doing the renovation themselves, and people who want to put capital to work as a lender secured by real property instead of owning it directly. Both paths start the same way, with a conversation about what you're actually trying to accomplish.


Two Ways to Invest With Us

Turnkey Rentals. We renovate, place a tenant, and hand you a property that's already producing income on day one. You hold the asset, you collect the rent, and we can discuss property management if you'd rather stay hands-off. Read more on our Turnkey Solutions page.


Trust Deed Investing. Your capital funds a loan secured by real property, and you get paid on the terms of that loan. You are not the landlord, and you are not managing tenants, you are the lender. Read more on our Trust Deed Investing page.

How We Vet Every Deal

Whether you're buying a rental or funding a note, the underwriting behind it works the same way.

     • Every property is underwritten to a loan-to-value ceiling before we commit your capital or offer it as a rental, not after.

     • Title insurance and lien priority are verified and documented before funds go out.

     • An independent trustee or a licensed servicer handles title and payments; nothing here runs on a handshake.

     • We tell you the numbers up front. If a deal doesn't hold up under our own underwriting, we don't bring it to you.


Investor FAQ

  1. Can I use retirement funds? Yes, a self-directed IRA can fund either a turnkey purchase or a trust deed investment. See our IRA guide for how that works.
  2. How much capital do I need to get started? Everyone has different goals. A conversation will help us understand what makes sense for you before we point you toward either option.
  3. Am I the landlord? On a turnkey property, yes, you own the real estate and we can discuss management. On a trust deed, no, you're the lender, secured by the property, not responsible for it.
  4. Who holds title, and how is this documented? On a turnkey purchase, you do, the same as any real estate closing, through title or an attorney. On a trust deed, an independent trustee holds title until the loan is satisfied.
